Commercial Inspections
HiTech Clarity Home Inspections endeavors to perform commercial inspections in substantial compliance with the American Society of Testing and Materials (ASTM) Standard Guide for Property Condition Assessment Process (E2018-15). The full process includes: 1) background research and document review on the subject property, 2) interviews and preliminary walkthrough with the owner(s) or building manager(s), 3) walkthrough visual inspection by the inspector(s), 4) property condition report that includes condition ratings (e.g. good, fair, poor) for each system, 5) maintenance planning spreadsheet with rough estimates for major repairs, and 6) follow-up Q&A interview. Obviously, not all of that may be needed or cost-justified on a smaller property (e.g. retail condo) and, ultimately, all scope-of-work and pricing elements are scalable / negotiable.

Note: On larger properties and/or those with more complex systems, HiTech Clarity Home Inspections will recommend we enlist the support of one or more specialist inspection services, such as: plumbing (e.g. sewer scope), electrical, HVAC, fire suppression, pests/termite, full ADA-compliance, and so forth, as subcontractors. As prime contractor, HiTech Clarity will interpret the information provided and integrate those findings into the final property condition report (as well as provide any sub-deliverables or repair estimates generated). Alternately, you may directly contract for any of those services independently, as needed, and assimilate the information yourself.

Pools and SpasThe inspection will include a visual examination and functional testing of the pool or spa equipment to help ensure the pump, filters, timer controls, piping, heaters and skimmers are all operational, including the pool deck and surface conditions. Our inspector will also assess the water chemistry and safety of the pool or spa by inspecting the fencing, gates, pool features and grounding of electrical components.

Private Water Well SystemThe inspection will include an examination and functional flow testing of the pump and pressure tank(s) as well as visual examination of any cisterns and water treatment equipment that are present. The fee includes the collection of water samples and laboratory testing for Total Coliform, E. coli, Lead, Nitrate, Nitrite, and Turbidity with results within four business days after the onsite inspection.
Lawn Irrigation SystemThe inspection will include an visual examination and zone-by-zone functional testing of the timer, control valves and sprinklers. Inadequate sprinkler coverage as well as defects with individual sprinkler heads will be documented.
Outbuilding(s)The inspection of the outbuilding(s) will be an extension of the main home inspection and report with added garage and electrical sections, as appropriate, to cover unique aspects of the outbuilding(s).
2D Floor Plan(s)
During the inspection, the inspector will create a 2D model of the home using LIDAR (light detection and ranging) technology. The collected data will then be post-processed within 24 to 36 hours to create a 2D Floor Plan image (PNG format) with approximately 97% accurate room dimensions. The 2D Floor Plan image will then be added as an attachment (addendum) to the inspection report.

The InterNACHI Inspection Warranty Program (powered by Elite MGA) covers mechanical structure, electrical, and plumbing systems, as well as fixed HVAC and kitchen appliances inspected and found to be free of defects without limitation to age. No age limits. No service fees. No nonsense. Eligible mechanical and structural repairs are reimbursed up to $2,250 per claim with no deductible up to $3,000 aggregate. Qualifying roof leakage repairs and mold remediation expenses in excess of $250 (deductible) are reimbursed up to $1,500 per property. The plan's term is 90 days from closing or 120 days from the date of inspection.
Home Energy Analysis by Energy Raven
HiTech Clarity Home Inspections uses the services of Energy Raven, Inc. (“Energy Raven”) to prepare a home energy usage/cost estimate and Energy Analysis Dashboard (Report) from the information collected during your home inspection. The report will help you see how your home uses energy, ways to improve, and where you could potentially save money through available State and Federal tax credits and rebates.
Note: The analysis is geared towards homes centrally-heated/cooled with gas, oil, or electricity. It does not produce accurate results for homes heated by wood-burning appliances or cooled by evaporative (swamp) coolers currently, although the folks at Energy Raven are working on that. |
